Park Rules & Regulations

Rules - The owner may relocate guests or suspend services for violations.

• Speed Limit 5 mph - Strictly enforced!

• Quiet Hours: 10 pm to 7 am

• If you require mail service you will be assigned a mailbox. You are not allowed to check the main mailbox, only your assigned box. 

• Guest Keeps site clean and free of any trash or storage items outside of RV. 

• All garbage and trash must be placed in a plastic trash bag and kept inside until properly disposed of in the dumpster. 

• Only outdoor patio furniture allowed on site. (No inside furniture outside ex. Recliners, sofas, refrigerators, washer, and dryers). 

• No grey/black water discharge except via sealed connections

• No disruptive repairs/maintenance on site

• No fireworks, illegal drugs, or unlawful weapons. 

• No disruptive behavior or harassment tolerated. 

• Responsible alcohol consumption is permitted at your site. Public intoxication/profanity/violence will result in removal from the park without refund. 

• Do not drive or park on the grass at any time. 

• Self contained fire pits and grills are allowed. *must follow county fire restrictions. 

• Water must be turned off if away for more than 24 hrs. 

• Heated hoses required during winter months

• No digging or driving rods/stakes into the ground as utilities run through your site. 

• No vehicle repairs unless approved by management

• No washing of vehicles or RV ( Once a year you can pay a $25 water fee to wash your RV 1 time).  

Occupancy Limits & Conduct

• Use: Residential RV use only – no subletting or business use.

• Vehicles: Max 2 vehicles + 1 RV per site.

• No trailer, boats, etc. allowed at the sites. 

Maintenance & Repairs

• Site and utility maintenance will be done by Rusty Ridge RV Park unless obstructions on site. If obstructions are not removed, the tenant will be responsible to maintain their site. Failure to maintain the site will result in a fee. If issue continues tenant may be terminated 

Pets

• Pets allowed only with Owner approval. Aggressive Breeds as defined by our insurance will not be permitted. 

• All pet waste must be picked up immediately, bagged and disposed of. 

• All pets must stay on a leash at all times.

• Pets are to be under adult supervision at all times. Never leave pets alone outside. 

• Aggressive or constantly barking animals are not allowed. 

• Pet fences must be approved by the owner. Must be moved by the tenant for mowing or maintenance. If not moved you are responsible for yard maintenance on your site. If the yard is not maintained there will be a fee charged. If the issue persists, the owner may terminate the tenant.

• Pet owners are responsible for any injuries, damage, or disturbances caused by their pet(s) to other guests, managers, or visitors. 

Insurance & Risk Of Loss

• Rusty Ridge RV Park will not be held liable by law for any injury of people or damage of property. 

• Rusty Ridge RV Park is not liable for damage caused by fire, theft, and weather related accidents. 

• Guest’s property is stored/parked at their own risk.

• Park/Owners are not responsible for accidents. 

• If any utilities services are interrupted for any reason beyond the park management's control such as accident, repairs, alterations, or power outage. Rusty Ridge RV Park is not liable for any loss/cost. 

Liability Release

• Guest hereby releases Rusty Ridge RV Park LLC from any and all liability. 

*These terms ensure that the guest takes full responsibility for their actions and safety, as well as the actions of their guest or pets. 

Default, Termination & Remedies

Owner’s Right To Relocate Or Suspend Service

• Default: Nonpayment, rule violations, unsafe conditions, illegal activity.

• Termination: Owner may terminate guest for violations or nonpayment.

• Abandonment: Owner may pursue legal remedies or if RV left onsite.

• Park Management reserves the right to refuse use of premises to anyone and to have any guest removed with or without prior notice for Non payment or violation of Rules & Regulations, stated here or published hereafter. Failure to comply with a demand to depart may result in a violation of trespassing laws and towing of a Recreational Vehicle at the guest's expense.

• The owners and/or park management are not liable for R.V. towing expenses, or any secondary damage to the unit.
